Why Property Investors Love Areas With Universities And Good Schools
Let's start by discussing areas with good quality schools. To get your child into a good quality school so they get a good education, in the UK at least, often involves living within a certain catchment area of the school in question, so any house within this area will always be strongly in demand and will be valued slightly higher than houses just outside this area.
So as a property investor, you know that if you do buy a property within the vicinity of a top performing school, it will always be in high demand if you do decide to sell at some point, and even though the buying price will be at a slight premium, so too will the selling price, so it evens itself out.
Also if you are considering renting out your property to families, then again you will have few problems finding tenants because there will generally be lots of parents looking to rent in the area of a good school.
It's a similar story with properties in university towns and cities. Student properties will always be in demand from other property investors which is good news for capital growth investors, plus in terms of rental, properties will always be in demand as a fresh batch of students arrive every year looking for somewhere to stay for the coming year.
There is the problem of additional maintenance and repair costs associated with student properties, as I experienced first hand when I was a student, but this is more than compensated by the excellent rental returns that these properties can achieve.
So overall university towns and cities can be excellent areas to invest in because they will always be in demand from other buy to let investors if you wish to sell in the future, and in the meantime you can earn a very nice income every year from renting out to university students.
It's the same with areas close to top performing schools. Family-sized properties in these areas will also always perform well in the property market because they will always be in demand from both families looking to buy and families looking to rent.
So as you can see, it's no surprise that property investors love investing in areas where there are universities and good schools.
